IPW… was appointed by the London Borough of Hammersmith & Fulham on behalf of The Wormwood Scrubs Charitable Trust to advise on what action should be taken to modernise the ageing and loss-making sports facilities at the Linford Christie Stadium site.
We led a multi-disciplinary team that delivered a Treasury five case model SOC and OBC, developing and refining a diverse shortlist of prospective uses for the site including community sport, university-led sports campus, professional sport stadium and major indoor entertainment arena.
For each, we prepared detailed financial projections and sensitivities and worked up indicative layouts and costings for the scheme to review their potential deliverability.
We also considered the wider implications of potential development on Metropolitan Open Land, and ultimately recommended the Trust use a competitive process to maximise the sporting, social and financial outcomes achievable.
