Project Details

IPW… is currently advising St James Securities (SJS) on the delivery of a landmark new venue as part of the £200m regeneration project of the Becketwell area of Derby.

Based on a highly innovative flexible and scalable layout created by our team, the venue’s primary auditorium will have a maximum capacity of 3,500 and be capable of attracting concerts, stand-up comedy, family shows, musical theatre, conferences and exhibitions to Derby. A 400 capacity secondary space further boosts the venue’s flexibility and appeal.

We worked with SJS and the Council on the overall deal structure and funding parameters (with the Council forward funding the project) and developed and managed a competitive procurement process designed to maximise value for the Council. Our advice led to the selection of ASM Global as the preferred venue operator on a 30-year lease in May 2022.

The Venue achieved detailed planning consent in October 2021 and is currently progressing ahead of a projected opening date of 2025.
